Crystal clear deep mountain water, white sand beaches, beautiful old growth Ponderosa Pines, makes Payette Lake the crown jewel of McCall.
Payette Lake frontage property is very scarce relative to demand, with interest peaking in the summer months. Approximately 50% of all lakefront property is owned by the US Forest Service and is deemed a wilderness and scenic boundary area.
Of the remaining 50%, approximately 40% of that is leased from the State of Idaho and the remaining 60% of lakefront lots or land is deeded ownership.
Payette Lakefront lots are generally divided in 50 and 100 foot frontage parcels. Lakefront is the highest valued property and sells on average from $15,000- $23,000 per front foot for the land only. Value is differentiated based on the privacy of the setting and low bank frontage is generally preferred and more expensive than high bank frontage.
The west side of Payette Lake looking east to the City of McCall and the Salmon River Range offers more sunlight exposure in the early hours of day while the east side of the Lake enjoys more afternoon sun. Many prefer the wooded, private and protected setting of Pilgrim Cove, especially for water skiing , while others prefer the open views, sunlight and proximity to town of properties off Warren Wagon Road on the west side.
McCall also has many Payette lake homes and cabins known as 2nd and 3rd tier properties. These properties do not have lake frontage but offer deeded access to the lake via a private community association beach, a club membership or through a State lease easement. Some homeowner associations offer beach access only while others provide access to a boat slip and/or dock as well.
