Neighborhoods offering elevated home sites near downtown McCall are Kings Pines, Meadow Lake Estates on the west side of McCall; and Aspen Ridge in east McCall near Spring Mountain Ranch and the McCall Golf Course. These are upscale subdivisions with larger lots ranging from one half to 2 acres and are considered desirable locations for their lot size, proximity to downtown McCall and access to National forest lands.

The Valley south of McCall has an abundance of communities and lots offering territorial views of the Salmon River Range and Jughandle Mountain to the east and of the West Central Mountain Range, including Red Ridge and No Business Lookout. Varying topography provides distinct property features and required knowledge to purchase property in the surrounding Long and Meadows Valleys and Salmon River Mountains. When searching for acreage a good understanding of surrounding properties, soil content, water table depths, water absorption rates, winter access, trees, vegetation and sun exposure is essential to assure a successful transaction.

Land and acreage in town and near Payette Lake are very different from Valley property south of McCall to Donnelly. The forested areas around the lake and adjacent mountains are sloped, with granite boulders, and covered with a variety of Evergreen and Aspen trees. Acreage adjacent to and near the city limits is more scarce and in general more expensive per acre than Valley property.

Long Valley property is usually level with few trees and provides open space territorial views. The Payette River travels south out of Payette Lake along the west side of Long Valley, while Lake Fork Creek runs south on the east side of the Long Valley. Low-lying areas near the waters are thick with vegetation and frequented by wildlife. Long Valley property with "high ground" is more desirable for building sites, views, drainage, and usability.

Grab a Piece of Idaho Whitewater Wilderness

From the headwaters of the Salmon River Mountains, the North Fork of the Payette River flows directly thru McCall south to Banks where it meets the South Fork and becomes the Main Payette. The scenic Payette River flowing through McCall affords some beautiful riverfront property and developments with private river access.

If you prefer the tranquil movement and the peaceful sounds of the river while watching wildlife, Blackhawk on the River, River Ranch, and River's Crossing all offer planned development amenities featuring sub division CCRs, clubhouse and Lodge facilities, man - made lakes, trail systems and common open space along the river to enjoy. All three locations are on the Payette River, minutes to town, and are developments of the highest quality.

The 27 hole City of McCall Golf Course is a beautifully maintained mountain course located within the city limits around Spring Mountain Ranch. The course offers a variety of tree-lined holes with the open meadow links style holes for a wide variety of challenging golf.
