Buyer Agency   We discuss agency alternatives available to you, provide the State of Idaho Agency pamphlet and initiate the Buyer Representation Agreement that implements the benefits of client level representation.

Financing   We provide you with reliable referrals to skilled lending professionals and arrange for a pre-approval letter which will strengthen your ability to negotiate an acceptable purchase contract.

Property Showing   We research and preview properties for sale and show you properties that meet your criteria.

Property Evaluation   We objectively discuss the positive and negative features of a property that may affect its resale value including property condition, building quality, location, neighborhood amenities, current market conditions and financing considerations.

Property Disclosure and Property Research   We review with you the Seller's written disclosure statements to enable you to determine whether the property meets your requirements and assist you in acquiring property information you may need to make informed decisions.

Offering Price   We provide relevant market data including the state of the McCall real estate market and comparative sales of like properties to assist you in determining a reasonable offering price and a targeted range of purchase.

Offer Preparation   We prepare a concise written offer on the property you have decided to purchase and explain the options available to you as it pertains to financing, inspections, title and other conditions of sale. Your purchase contract will be carefully structured to minimize your risk, liability and to protect your earnest money deposit.

Offer Presentation   We professionally represent you and negotiate on your behalf as your exclusive buyer representative, maintaining strict confidentiality of your personal information to negotiate the best terms and conditions of sale.

Building or Property Inspection   We attend all land and building inspections, review with you the findings of same and negotiate on your behalf to have the Seller perform or finance work orders that you deem necessary.

Closing the Sale   We closely monitor the legal and procedural aspects of escrow, including contract time lines and satisfaction of conditions to assure a smooth and timely closing.

Walk Through   We accompany you on a walk through of the property before closing and assist you in dealing with any problems that may arise during same.

After Sale Service   Our relationship does not end at closing. We are available to you for follow up on any details remaining after closing and for any real estate services you may need.
